2025 July Portfolio & Performance Update

Overview

July continues to be a month of stable returns for Ark7’s portfolio, with $82,060.92 in total dividends distributed and a 4.48% annualized dividend return rate. Urbana-S11, Dallas-S8, and Atlanta-T3 led in dividend yield, delivering returns of 8.18%, 6.43%, and 6.30%. This shows the cash-yielding strength of our top-performing assets.

The portfolio’s occupancy rate held at a steady 93.24%, supported by 2 new leases signed across DFW-S14 and Berkeley-M3. Securing these new long-term leases contributed to overall rental income stability. There was 1 new vacancy for a unit in Memphis-M4. We have already listed it for rent.

Short-term rental properties continued to perform well, with Seattle-D1 (6.11%), Berkeley-M3 (5.05%), and Atlanta-C6 (4.22%) all yielding over 4%.

On the trading side, $129,177 in transactions were processed, with 26 properties (70% of the portfolio) actively trading. Arizona City-S6, Tampa-S10, and Berkeley-M3 topped the charts in trading volume and investor activity, while Urbana-S11 led all properties with a 39.5% price increase, followed by Dallas-S8 and Atlanta-T3.With stable rental performance and new long-term leases secured, Ark7 continues to offer reliable returns and steady growth to our investors.
