2025 October Portfolio & Performance Update

Overview

October continues to be a month of steady returns for Ark7’s portfolio, with $79,888.46 in total dividends distributed and a 4.18% annualized dividend return rate. Urbana-S11, Berkeley-M3, and Dallas-S9 led in dividend yield, delivering returns of 7.22%, 7.10%, and 6.27%. This shows the cash-yielding strength of our top-performing assets.

The portfolio’s occupancy rate saw a slight increase at 92.21%, reflecting stable performance across our properties. We’ve secured several new leases to ensure long-term rental income, including Berkeley-M1, Berkeley-M2, Tampa-S10, and DFW-T6. In addition, one unit in Berkeley-M3 was converted to an Airbnb, which will generate higher rental income moving forward.

Short-term rental properties continued to contribute steady income, with Berkeley-M3 (7.10%), Atlanta-C6  (4.22%), Atlanta-C5  (4.12%) all yielding over 4%.

On the trading side, $69,457 in transactions were processed, with 27 properties (70% of the portfolio) actively trading. Urbana-S11, Philadelphia-D2, and Atlanta-T4 topped the charts in trading volume and investor activity, while Urbana-S11 led all properties with a 29% price increase, followed by Atlanta-T3, and Dallas-S8.

With stable rental income performance, and many properties entering new long-term leases, Ark7 continues to offer reliable returns and steady growth to our investors.
