Did you know that Generation Z is the only renter-majority generation, meaning more members of this demographic rent than own a home? [1] Plus, Gen Z is expected to become the largest group of renters by 2030. 

But what do Gen Zers look for when renting? Everyone’s different, of course, but this demographic tends to favor flexible, tech-savvy, and eco-friendly spaces that reflect their lifestyle and values. Design with a conscience

As a whole, Gen Z cares more about sustainability and the environment than older demographics, with 37% of this group stating that climate change is their top personal concern. [2]

It’s no wonder, then, that Gen Zers crave eco-friendly spaces with energy-efficient appliances, reclaimed materials, natural light, and other features that promote green living. 

That doesn’t mean Gen Z wants to sacrifice style for sustainability. This design-conscious demographic still wants modern touches and updated decor. [3] However, they may also look for spaces that minimize environmental impact so they can do their bit for the planet. 

Social media-friendly homes

A massive 89% of Gen Zers are on Instagram, 84% are on YouTube, and 82% are on TikTok. [4] In fact, Gen Z has always lived in a world with social media and the internet. 

One factor this group considers when looking for somewhere to live is its suitability as a backdrop for social media posts. [5] In other words, they are looking for “Instagrammable” locations with modern interiors and stunning set pieces.

By offering functional and aesthetically appealing living spaces, those interested in real estate investing can capitalize on this trend and appeal to a social media-savvy demographic, potentially increasing rental demand, occupancy rates, and passive income. 

Flexible layouts for WFH life

While Gen Zers are more likely to seek out in-person work opportunities than millennials, 27% of this demographic still prefer remote work, while 16% favor a hybrid setup. [6]

One creative trend that might appeal to this group is spaces that blend everyday living with work-from-home areas, such as mini offices and dining tables that double up as desks. This allows Gen Zers to live and work in one place.

Other design features for WFH life include easy access to USB ports, super-fast Wi-Fi, and lots of natural light for Zoom calls.

Pet-ready rentals

Nearly 19 million Gen Z homes owned a pet in 2024—a huge 43.5% increase from 2023. [7] Gen Zers are also more likely to have multiple pets, with 70% owning two or more animals. 

When looking for somewhere to rent, this demographic might seek out nearby amenities like dog parks or pet washing stations. They also crave pet-friendly interiors, such as scratch-resistant flooring or balconies where animals can relax. 

Also, 60% of Gen Zers would rather own a pet-friendly home than a kid-friendly home. [8] 

Tech-savvy sanctuaries 

Many Gen Zers are extremely tech-conscious and want rentals that reflect this. Sixty-two percent of this cohort say apartment technology is “extremely important” or “very important.” [9]

Investors may be able to attract this demographic by offering smart gadgets such as smart plugs and smart thermostats. These features can also appeal to those who want to save on utilities and reduce their environmental imprint. 

Other tech features that Gen Zers might look for include video doorbell cameras, charging stations, and high-speed internet. 

Final thoughts
