2025 June Portfolio & Performance Update

Overview

June continues to be a month of stable returns for Ark7’s portfolio, with $ 80,077.22 in total dividends distributed and a 4.42% annualized dividend return rate. Urbana-S11, Dallas-S8, and Seattle-D1 led in dividend yield, delivering returns of 8.33%, 6.51%, and 6.36%. This shows the cash-yielding strength of our top-performing assets.

The portfolio’s occupancy rate held at a steady 93.24%, supported by 5 new leases signed across Austin and Memphis. Strategic lease renewals, including long-term agreements in Austin-S3 and Memphis-M4, contributed to overall rental income stability. There was 1 new vacancy for DFW-S13 in June due to lease termination. We have already begun repairing the property and will list it for rent soon.

Short-term rental properties continued to perform well, with Seattle-D1 (6.36%), Berkeley-M3 (4.61%), and Atlanta-C6 (4.40%) all yielding over 4%.

On the trading side, $130,900 in transactions were processed, with 26 properties (70% of the portfolio) actively trading. Berkeley-M3, Dallas-S8, and Dallas-S7 topped the charts in trading volume and investor activity, while Urbana-S11 led all properties with a 41% price increase, followed by Dallas-S8 and Chicago-C1.

With strong rental performance and key lease renewals secured, Ark7 continues to offer reliable returns and steady growth to our investors.
